What does Sunflower have to offer?

The hub in Sunflower by Del Webb is the Village Center, which features a state-of-the-art fitness center, a computer room, a billiards room, arts and crafts, a library/card room, a multi-purpose room and a kitchen.  There is an outdoors heated swimming-pool/spa with separate lap lanes, a putting green (but no golfcourse, so lower HOA dues), tennis courts, bocce ball courts, a BBQ area and sitting areas. The Village Center


The Village Center is the hub of this wonderful community.  Here you will find a state-of-the-art fitness center, library/card game room, arts&craft room, billiard room, computer room, multi-purpose room, outdoor heated pool/spa, putting green, bocce ball courts, lighted tennis courts, many clubs such as travel, computer, hiking, wine-tasting, quilting, bike-riding, book club, bridge, canasta, dance, single and many, many more!

The resort-style swimming-pool and spa is heated for year-round enjoyment.  There are lap lanes for the serious swimmer on one side and a beach-entry-like entrance on the opposite side of the pool for the casual swimmer.  There are also water aerobics classes.

So that you can study the floor plans and become familiar with them, they are listed below.  There were "architectural" options such as bay windows and hobby rooms etc. which would then alter the square footage of the home.  The Kachina model was the only model with an optional 3-car garage.  The floor plans vary from approx.1096 - 2000 square feet (basic square feet).

Q: How many homes are in Sunflower and how old is the community?
A: There are 967 homes in Sunflower and the first homeowners moved into their new home in 1998. We built out the community in 2003.

Q: Where in Tucson is Sunflower located?
A:
To get to Del Webb's Sunflower community, take  I-10 to Twin Peaks Rd. (Exit #244), then W-Twin Peaks past Coachline to the Sunflower entrance on right.

Q: Are the streets private or public?
A:
The streets are public and maintained by the Town of Marana.

Q: Are there Homeowner dues, and if so, how much are they?
A:
The current homeowner dues (HOA Dues) are $1,066/year, paid semi-annually, which comes to about $89/month.

Q: What do the HOA dues cover?
A:
They cover all the "common areas" .  The largest common area is, of course, the Village Center itself and the swimming-pool/spa, tennis courts, bocce-ball courts etc.  The maintenance of the common areas along Sunflower Park Drive is also taken care of by the Association.


Q: How do the Sunflower HOA dues compare to some of the other 55+ communities in Tucson?
A:
Sunflower has the lowest HOA dues compared to Sun City Vistoso, Heritage Highlands,  Saddlebrooke and others.
 
Q: Is there RV parking in Sunflower?
A:
No, but you can park your RV outside your house up to 48 hours for loading and unloading.
 
Q: Does Sunflower have a golf course?
A:
No, Sunflower does not have a golf course.  This is one of the reasons the HOA dues are lower than at other similar communities.  There are, however, Men's and Women's Golf Clubs.  Visit their Internet site at

Q:  Where is the nearest Medical Center?
A: 
Northwest Hospital is the nearest hospital at about 8.5 miles from Sunflower.  There is also an Urgent Care Center on Silverbell Rd. (2 miles).  In addition to this, Northwest Fire District has a station about 2 miles from Sunflower, so paramedics can be in Sunflower in a very short amount of time.
 
Q:  Do the real estate taxes include fire protection?
A: 
Yes, fire protection is part of the real estate taxes.
 
Q:  What about utilities?
A:
   Heating is natural gas, forced air.  The hot water heater is also natural gas.  Air-conditioning is electric. Water is supplied by the City of Tucson.
